Diaspora Property Guide:
How to Buy in Uganda from Abroad

Remote viewings, power of attorney, payment plans, title verification and ongoing rental management — everything you need to buy securely from the UK, Canada, Sudan, Eritrea or anywhere in the world.

Why Diaspora Buyers Are Investing in Kampala

Across the Ugandan diaspora in the United Kingdom, Canada, the United States, Sudan, Eritrea and the broader East African region, there is a growing wave of investors buying property in Kampala. The reasons are compelling: rental yields of 7–10% in premium neighbourhoods significantly outperform typical Western property markets; entry prices are accessible (premium apartments from $89,000); and the Ugandan economy has shown consistent GDP growth with a strengthening middle-class rental market.

For many diaspora buyers, the motivation is equally personal — building an asset back home, maintaining a foothold in Uganda as they age, providing for family, or preparing for an eventual return. Whether the goal is investment income, a retirement home or a future-proof asset, Kampala's real estate market offers genuine value that is difficult to replicate in the UK or Canada at similar price points.

Bright Properties has guided hundreds of overseas buyers through the process. What follows is the complete picture of how diaspora purchase works — honestly, step by step.

Step 1: Remote Property Viewing

You do not need to travel to Uganda to see a property. Bright Properties offers live property walkthroughs via WhatsApp video call or Zoom. A member of our team visits the property on your behalf and conducts a real-time tour — walking through every room, showing the views, checking finishes and answering your questions as they go.

For off-plan developments, we provide 3D renders, floor plans, drone footage of the site and developer show-unit walkthroughs. For ready properties, we provide a full photo set, video tour and access to the current tenant or caretaker for additional questions.

Our team is available across time zones: Uganda (EAT, UTC+3) is 2–3 hours ahead of UK, 5–8 hours ahead of Canada. Early morning consultations from our side correspond to evening slots for UK and Canadian buyers, and we are happy to schedule accordingly.

Step 2: Due Diligence and Title Verification

Before any money changes hands, we conduct a full title search at the Uganda Land Registry. We confirm the registered owner of the property, check for any caveats or mortgages registered against the title, verify the zoning classification and confirm there are no pending disputes.

You receive a written due-diligence report summarising our findings. Only when the title is confirmed clean do we proceed to the offer stage. This is the single most important protection for any buyer — local or overseas — and we take it seriously.

Step 3: Power of Attorney for Remote Buyers

To complete a property purchase without physically travelling to Uganda, diaspora buyers use a power of attorney (POA). This is a legal document that authorises a named individual (typically a registered Ugandan advocate) to sign the sale agreement, handle the title transfer and complete the transaction on your behalf.

The process for obtaining a POA from abroad:

  1. Bright Properties provides a draft POA template tailored to the specific transaction
  2. You sign the POA in front of a notary public in your country of residence (solicitor in the UK, notary in Canada, etc.)
  3. The POA is apostilled (internationally certified) — this is a standard process in most countries
  4. The original apostilled POA is couriered to Uganda, where the named advocate uses it to sign on your behalf
  5. The title is registered in your name, not the advocate's — you remain the legal owner throughout

The entire POA process typically adds 1–2 weeks to the timeline but is entirely standard and legally robust when done correctly.

Step 4: International Payment

Diaspora buyers make payments in USD (or occasionally GBP, CAD or AED) via international wire transfer. Bright Properties provides verified bank account details and a full payment schedule at the outset. Payment receipts and confirmations are issued by the developer or seller for every instalment.

For buyers in the UK: SWIFT wire from UK banks (Barclays, HSBC, Lloyds, NatWest) or via Wise for lower transfer fees.

For buyers in Canada: SWIFT wire from TD, RBC, Scotiabank, BMO or via Remitly.

For buyers in the Middle East or East Africa: USD wire transfers from local commercial banks or international money transfer services.

All transfers are for milestone-based amounts according to the agreed payment plan. We do not accept cash, and we do not ask for transfers to personal accounts — only to verified developer or escrow accounts.

After Purchase: Rental Management for Overseas Owners

Once you own the property, Bright Properties can manage it completely on your behalf. Our property management service covers:

  • Tenant sourcing: We market the property, screen applicants and select reliable tenants (expats, NGO workers, corporate tenants prioritised for USD rental income)
  • Lease agreements: Professionally drafted tenancy agreements protecting your interests
  • Rent collection: Monthly rent collected and transferred to your overseas account in USD
  • Maintenance: Routine maintenance, emergency repairs and regular property inspections
  • Reporting: Monthly financial statements showing income, expenses and net transfer

Many of our diaspora clients have never physically visited their investment property yet receive consistent monthly rental income. This is the practical reality of how buy-to-let diaspora investment works in Uganda when managed properly.

What is a power of attorney for property purchase in Uganda?

A POA is a legal document authorising a registered Ugandan advocate to sign documents and complete the transaction on your behalf. You sign it abroad, have it notarised and apostilled, then courier the original to Uganda.

SWIFT wire transfers, Wise, Remitly and Western Union are all accepted. Payments follow a milestone schedule. Full receipts and transaction confirmations are provided at every stage.

Can Bright Properties manage my rental property while I am abroad?

Yes. Our full property management service covers tenant sourcing, lease agreements, USD rent collection, maintenance and monthly financial reporting. Many overseas clients receive consistent income without ever visiting.
